前辈讲的很清楚了.1）MOP date 从TOP date 开始算。如果不确定，问hdb就可以。 2）MOP 5 年, 只要不是整间出租，屋主有没有住在里面都不影响MOP. 如果5年内有出租，mop = 5年+出租的时间 （如果是出租整间，没有向hdb 报备也没有做e-stamping，就算非法出租。如果被抓到，后果有多严重大家都应该知道。） 3） EC 1~5th, 不能卖，因为MOP。6~10th 年， 卖给SC / PR, 新买家不受MOP影响，可以随时转手给其他SC / PR, （注意SSD）。10年后，完全私有化，你想卖给谁都可以 SC/PR/Foreigner,想什么时候卖就什么时候卖. （注意SSD）

头5年，你是不可以出租的。你住不住在里面关系。满了5年就好。第二个5年，是可以出租的。出租或者空着或者自住都行，等时间到了就好。 没什么特别的approval去申请。律师在交易时会确保买家能买，卖家能卖。
