头脑风暴---------先拿DBS与UOB前段时间的两个packages做下比较

1st year: FHR18 (Fixed deposit home rate @ 0.5%) + 1.05%
2nd year: FHR18 + 1.05%
3rd year: FHR18 + 1.05%
Thereafter: FHR18 + 1.80%
(2 years lock)
(No penalty for partial repayment)
UOB mortgage loan package
Yr 1: 1.68% (FIXED)
Yr 2: 1.68% (FIXED)
Yr 3: 2.28% (MR less 2.22%)
Thereafter: 2.65% (MR less 1.85%)
Mortgage Rate ("MR") = 4.50% p.a
Partial prepayment NOT allowed during lock-in period
按照大原则,已知利率有上升趋势,选择固定利率乃明智之举。但是
顾虑1:选择拿UOB的固定利率,2年锁定期后利率太高,尽管可以refinance,但估计那时整个市场的利率高,不容易找到满意的利率。
顾虑2:尽管FHR相对稳定,但实质上还是浮动利率,DBS配套好处在于前2年可以partially repay。
就目前+未来几年形势来看,大家认为这两个配套哪个更适合现房买主呢?
