What is going to happen if anything wrong before the 1st appointment ?

What is going to happen if anything wrong before the 1st appointment ?
Just query on the procedure for buying HDB resale flat....what is going to happen if any thing goes wrong before the agent submit the doc to HDB for the 1st appointment? let's say either Owner or buyer wanna cancel....

other than that, depended on the other party.

OTP要是签了,已经过十四天最好还是任了吧。
要不然麻烦很大,吃不了兜着走。

OPT has an expiry date
Normally buyer will give 1K to seller once he/she signed the OPT and before the 1st Appointment the total amount buyer will give to seller cannot exceed 5K.


so the best case is wait for the OPT to expire and lose 1k, the worst case is 5k. agent can only get commission once the deal has been settled. So both buyer and seller won't lose anything else.

option to purchase gives the buyer right withdraw the option, so to buyer other than money, nothing to lose.

option to purchase secures the seller not withdraw, not deal with others during the OPT period, so if seller withdraw, then it may against law.

OTP signed already...but don't think my agent submit already, because he did not have the hardcopy of HLE yet...

Does it means if buyer wanna withdraw, he just need to wait after 14 days since agent submit the OTP? all he lost it the deposit he put it; while for seller, actually he has no much choice?

The reason to question this also due to recent crisis. Not really confident on the Singapore market, also not sure how much the price can fluctuate for the resale flat (i am looking for flat at woodland & Admirty...) i think the 14 days period is pretty good for buyers to think it over...

But as 嘉兽 mentioned in another post...It's actually a choice between paying more for a better life quality (of course take the loan base on your own capability), or saving money wait for the price drop down...

whether to pay the agent fee depends on the contract you signed with the agent.
if the agent gives you one form to sign which could be the contract between you and the agent. you have to read the contract carefully. since once this form is signed, the agent could ask for 3X of the agent fee if you withdraw the deal. of course, most likely, you'll lose the amount of agent fee.

除了1000块没了,还有什么损失?对于buyer来说?
还要给angency fee吗?
