买家不是赚的吗？Enbloc 发展商成交价$1126 psf，买家买入价$601 psf，各种印花税、贷款罚金都算进去，应该还是赚的吧。

我算的不对797 psf是land cost，好吧，去年卖的确实会哭。plot ratio 2.8可以盖很高了

这个不是我算的就是新闻说的，797sqft甚至于已经包括了开发商买够99年填补的成本了，所以地价算是不错了。说明公寓尺价大概是1200 psf成交的，至于怎么算去797 psf的land cost我们没有那个信息啊。 主要应该是2.8的plot ratio值钱，再加上赶上bidadali的题材，同时开发商也看好接下来的市场。大家都多去拜拜，希望URA下次更新master plan的时候能增加自己公寓的plot ratio吧，99年的公寓如果plot ratio突然增加就基本上肯定可以un bloc了。

理论上plot ratio 是1， 也得3，4层吧道路，绿化，停车位等等公摊面积吧。
